Your Playbook defines the owner and opportunity. The next three phases evaluate the site, secure approvals and prepare the project for construction and opening.

Validate site feasibility, define the entitlement path and confirm investment viability.
Site visits and fit test; GC, civil and architect coordination; market and competition review; zoning, code, permits, utilities, required reports, reclamation needs and city pre-application.
Due diligence report, risk summary, go or no-go recommendation, anticipated timeline, preliminary pro forma and lender package.
Secure zoning approval, complete site plans and obtain construction permits.
Entitlement applications and hearings; required surveys and studies; conditions tracking; plansubmittals and revisions; accessibility, utilities, building permits and impact or tap fee review.
An entitled site, approved plans, permits in hand and known city and utility obligations.
Align procurement, construction readiness and opening preparation.

Third-party professional fees, government fees, construction costs and equipment costs are not included unless stated in the applicable agreement. Timelines vary by site, jurisdiction and third-party response times.
